Refund Policy

Effective October 15, 2026

Most real estate compensation is earned only when a transaction closes, so there is often nothing paid up front to refund. This policy explains the charges that can be paid before or outside a closing, and when they are refunded. Your signed agreement controls if it differs.

1. Buyer and listing compensation

Brokerage compensation for sales is paid at closing as stated in your agreement. If a transaction does not close, no sales commission is owed unless your agreement specifically provides otherwise (for example, if a seller withdraws after accepting a qualifying offer).

2. Escrow deposits

Escrow deposits are not our money to refund or keep. They are held under the purchase contract and released according to its terms — for example, returned to a buyer who cancels within an inspection or financing contingency. Disputed deposits are handled under Florida's escrow dispute procedures.

3. Rental application fees

Application fees cover screening costs and are disclosed before you apply. They are refunded if we have not yet ordered screening reports, or if the unit is leased to someone else before your application is processed.

4. Leasing and management fees

• Leasing fees are earned when a tenant signs a lease and takes possession. If a tenant we placed breaks the lease early, any re-leasing credit is as stated in your agreement.
• Management fees are charged on rent actually collected; no fee is charged on rent not received.
• Billing errors on owner statements are corrected and refunded or credited in the next statement once confirmed.

5. Marketing expenses

If your listing agreement includes reimbursable marketing expenses, unused prepaid amounts are refunded when the agreement ends.

6. How to request a refund

We acknowledge requests within one business day and send a written decision within ten business days; approved refunds are paid within ten business days of the decision. Unresolved disputes follow the mediation process in our Terms of Service.
